Baldwyns is a conversion of an elegant Grade II, Georgian mansion, rescued from the ‘at risk’ register by restoration specialist, Morgan Restoration. The triplexes highlight Morgan Restoration’s innovative approach, providing a synthesis of the scheme’s core values, combining breathtaking contemporary design, Georgian style, quality and craftsmanship.

The triplex is accessed via an impressive portico, comprising two massive Ionic columns and an impressive replica Georgian entrance door, leading to the main common hall. The oversized door was created using photos of the original. The triplex’s front door leads to the middle mezzanine floor, accommodating an entrance hall, generous 16’9” x 9’6” (5.1m x 2.9m) living area, which could serve as an office or second guest bedroom, and shower room.

The 819 sqft one-bedroom triplex is located between the basement and ground floors of Baldwyns mansion. Providing the surprise and delight, is a 24ft-high atrium, with light flooding in from a double-height bay window, down to the dining/kitchen area in the basement and on to the two mezzanine floors.  Gracing the atrium is a steel walkway and craftsman welded bespoke steel and glass staircase.

The triplex apartment is a breathtaking innovative use of space. Prior to its restoration, Baldwyns Mansion Villa’s floors and ceiling had collapsed in places, forming gaping holes. This gave Morgan the inspiration to create open apartments on three levels.  Defining the mezzanine’s shape and unique to this triplex, is a double height, west-facing bay . This combined with the effect of the light filled, 24 ft (7.3m) high atrium, provides surprise and delight. 

The middle level, separated by a glass ballustrade, leads to the atrium and a curved steel walk way perched over the basement. This provides access to a private patio via 3 pairs of French doors, down a spiral staircase to the lower level kitchen and dining area, and up a flight of stairs to the bedroom on the upper mezzanine floor. The spiral staircase is bespoke and is made of stainless steel with glass treads.

In the summer, the patio provides a perfect place for entertaining. The French doors leading to the patio are themselves a feature, having special joinery detailing, as evidenced by early photos of Baldwyns.

Flooring of the basement dining room and kitchen area comprises the original antique stock brick, reclaimed and relaid over underfloor heatng, polymer treated to prevent dust and to provide a water resistant surface. Behind the kitchen is an extensive cellar, ideal for storing those vintage bottles of wine.

The kitchen is fitted with high-quality, high gloss light blue wall and floor mounted cupboards, providing ample storage, matched by granite kitchen worktops. Mosaic splash backs throughout, aid easy cleaning. The kitchen is comprehensively equipped with Neff stainless steel appliances, including gas five-burner hob, electric oven and chimney cooker hood, plus integrated fridge/freezer, dishwasher, washing machine and microwave.

 

Quality and craftsmanship is apparent throughout, whether it is the incredible joinery of the French door to the patio, the spiral contemporary staircase or the stainless steel and glass balustrades.
